The ninth floor looks straight down at the water.

01 — The apartment

Small, and built like it matters.

Terrazzo poured and polished. Handleless joinery run wall to wall. A bed platform with storage built underneath it. Lighting and blinds on KNX. Switchable glass between the bathroom and the room.

It is 31.15 m² of habitable space: one volume rather than a warren of small rooms, with the terrace working as the second. If you want eighty square metres, this is not it.

02 — The glass

It changes its mind.

The wall between the bathroom and the room is switchable — clear when you are alone, opaque when you are not. The control below is real; try it.

03 — Connectivity

Symmetric fibre, actually measured.

Upload faster than download — the half that matters when you are the one on camera. And you are on Canary time: the same clock as London and Lisbon, an hour behind Madrid, four ahead of New York.

Playa de las Gaviotas — dark volcanic sand in a cove below red-ochre cliffs, deep blue Atlantic beyond
04 — Playa de las Gaviotas · 1.1 km

Black sand under red cliffs, a kilometre downhill.

The coast here is volcanic and largely empty. Las Gaviotas and Playa Chica are dark-sand coves below the Anaga road — the golden postcard beach is further along, and busier.

05 — Around it

A biosphere reserve one way, a capital the other.

Anaga — UNESCO Biosphere Reserve, laurel forest, knife-edge ridges — starts where the road outside ends. Santa Cruz is ten kilometres the other way.
